Shefford Mastic Man: Sealant for New Homes & Older Houses
Shefford and its villages have taken a lot of new housing. We seal frames, sills and abutments for the builders, and we’re the mastic man owners call once they’ve moved in.

A small town where two rivers meet
Shefford is a compact market town where the rivers Flit and Hit join, with the A507 and A600 crossing close to its centre.
The old High Street keeps its brick fronts and coaching-inn character, while the surrounding villages of Clifton, Henlow, Meppershall and the Stondons have grown with estate after estate of new homes over the last twenty years.
New houses settle, timber dries and frames move. That’s why the first sealant on a new home often needs attention within a couple of years.

External plot mastic, ready for sign-off
On new plots we seal round windows and doors, along sills and at the junctions between brick, render and cladding. We work from the ground, ladders or the scaffold already up, and fit in with your brickwork and roofing.
- Colours matched to the frame and the brick
- Backer rod sized to the joint depth
- Snags revisited quickly before handover
- RAMS on request for larger sites

What we’re asked to do here
New-build plots
External and internal sealant for local builders, from a single extension to a small development.
Frame resealing
Failed or shrinking perimeter sealant on newer and older homes cut out and renewed.
Window & door mastic →Bathrooms & showers
Mould-free, watertight reseals with every trace of the old silicone removed first.
Kitchen worktops
Upstands, sinks and splashbacks sealed in a colour that suits laminate, wood or stone.
Movement joints
Vertical and horizontal joints in brick and block resealed with low-modulus sealant.
Expansion joints →Village homes
Cottages and farmhouses in the villages around Shefford, sealed with products to suit older materials.
Colour-matched joints that disappear
Not every joint should be white. Where a stone or marble top meets a painted or plastered wall, we can match the sealant to the wall colour so the line almost vanishes.
It’s a detail most people never think about until they see the difference.

Shefford sealant questions
Do you work for small builders as well as big developers?
Yes. Plenty of our new-build work is for local builders doing a handful of houses or an extension. We price per job, turn up on the day agreed and leave the plot ready for the next trade.
Is grey or white sealant better on a buff brick house?
It depends on the frame. With dark grey or anthracite frames on buff brick, a mid or dark grey usually looks best; with white frames, white or a stone colour. We’ll show you options before we start.
Can you fix gaps round windows on a house that’s only a few years old?
Yes. Early shrinkage and frames moving as a house settles are both common. We cut out the failed joints and reseal them with a low-modulus sealant that can take the movement.
