Wellingborough Mastic Man: Homes & New Estates
Wellingborough is building on a big scale. We seal the new homes for the builders and, as a local mastic man, reseal frames, bathrooms and kitchens for everyone else in the town and villages.

An old market town with new neighbourhoods
Wellingborough is an old Nene valley market town, with a station on the Midland Main Line and a centre of ironstone and brick buildings around the market place.
On the east side of the railway, Stanton Cross is growing into a whole new district, and Glenvale Park is doing the same to the north-east. Between them and the older streets are post-war and 1970s estates such as Hatton Park and Redhill Grange.
That’s a lot of new frames, new bathrooms and new kitchens, all with sealant that needs to be right first time.

Sealant work across Wellingborough
Plot mastic
External perimeters, sills and abutments plus internal sealant for builders and developers.
Commercial mastic →Aluminium & uPVC frames
Frames sealed and resealed with low-modulus sealant, colour-matched.
Window & door mastic →Showers & wet rooms
Tray, screen and floor joints resealed with mould-resistant silicone.
First-year snags
Cracks and gaps that open as a new house settles, cut out and resealed.
Movement joints
Long runs of new brick and block with movement joints sealed to spec.
Expansion joints →Kitchens
Worktops, splashbacks and sinks finished cleanly in a matching colour.
Window heads, sills and jambs on new brick
On a new house the sealant round the windows is the last line of defence against rain. It has to be the right depth, bonded to clean surfaces and able to move as the timber frame and brick settle.
- Joints checked and cleaned before sealing
- Backer rod to control depth
- Colour matched to frame or brick
- Snag visits before handover

Feature showers, finished properly
Coloured tiles and pebble floors are back in fashion, and they need a sealant colour that suits them. We’ll suggest clear, white or a tinted silicone so the finish looks intended.
Once it’s sealed, give it 24 hours before the first shower.

Wellingborough sealant questions
Do you work on the new estates at Stanton Cross and Glenvale Park?
Yes. We seal new homes for builders on large schemes and help owners afterwards with first-year cracks round baths, trays, worktops and frames.
What’s the difference between mastic and silicone?
People use the words loosely. Silicone is usually the sanitary sealant inside, round baths and sinks. ‘Mastic’ tends to mean the external sealant round windows, doors and brickwork. We choose the product to suit the joint, not the name.
Can you seal around aluminium windows?
Yes. Aluminium frames move more with temperature than uPVC, so we use a low-modulus sealant and set the joint to the right depth with backer rod so it can flex.
