Sandy Mastic Man: Bathroom, Kitchen & Window Sealant
Tired silicone makes a good bathroom look neglected. As Sandy’s mastic man, we strip it right back and reseal baths, showers, sinks and window sills across the town and the villages around it.

Between the A1 and the Greensand Ridge
Sandy grew up where the Great North Road crossed the River Ivel, and it’s still defined by the A1 and the railway station on the East Coast line.
East of the town, the wooded Greensand Ridge climbs towards Sandy Heath and the RSPB’s reserve at The Lodge. In town, older terraces and 1960s–70s houses sit alongside newer estates, and many homes have had kitchens and bathrooms refitted more than once.
That’s where we come in most: the second or third reseal of a well-used family bathroom, done properly so it lasts.

What a proper reseal involves
New silicone laid over old will peel within months, and mould underneath will grow straight back through. So every reseal starts with taking the old sealant out completely.
- Old silicone cut and scraped out, residue removed
- Joint cleaned with a solvent and fully dried
- Baths filled with water first so the bead isn’t stretched later
- Anti-mould sanitary silicone, tooled smooth
- Clear advice on curing time before use

Brick and render movement joints resealed with a flexible low-modulus product.
Expansion joints →Tiles, sills and frames meeting neatly
Where tiles meet a sill or a frame, grout cracks with the slightest movement. A flexible sealant in a matching colour is the right finish, and it keeps condensation out of the joint.
We use black, white, grey and a range of tile-matched colours, so the joint looks like part of the design.

Sealant questions from Sandy
How long does a bathroom reseal take?
Most bathrooms take two to four hours, including stripping the old silicone. The new sealant needs about 24 hours before the shower or bath is used, so we’ll tell you when it’s safe.
Can you reseal around a tiled window sill?
Yes. Window sills inside tiled bathrooms and kitchens are a common job: we remove the old bead, clean the joint and reseal in a colour that suits the sill and the frame.
Do you cover Potton and Gamlingay from Sandy?
Yes, along with every other village listed on this page, including Blunham, Great Barford, Tempsford and Everton.
