New Build Sealant Contractor: Plot-by-Plot Mastic and Silicone Sealing
Housebuilders and developers use our team as their new build sealant contractor, sealing every plot inside and out, from bathroom silicone and kitchen worktops to external window mastic, so each home is ready for handover on programme.
Sealant that keeps plots moving to handover
On a new build site, the sealant trade comes near the end of every plot, after the bathrooms, kitchens and windows are fitted and before the decorators and cleaners finish. A late or messy sealant gang holds up the whole sequence. We plan our new build mastic and new build silicone work around your build programme, so plots are sealed as soon as they are ready and signed off quickly.
We work for housebuilders, developers and main contractors on houses, apartments, student blocks and mixed-use schemes. Plot sealing can be booked one block at a time or as a full site package, with a named team that knows the house types.
Internal mastic and silicone on every plot
Bathrooms and en-suites
Baths, shower trays, basins, WCs and tiled walls sealed with mould-resistant sanitary silicone.
Kitchens
Worktops, sinks, upstands and splashbacks, colour-matched to the worktop.
Window boards and reveals
Internal window board, frame and plaster joints sealed neatly.
Skirting and architrave
Decorators caulk and acrylic sealant at skirting, architrave and staircase joints, ready for paint.
Door frames
Internal and external door frame and threshold joints.
Service penetrations
Pipe and cable penetrations sealed where the specification asks for a sealant finish.
See our internal mastic and bathroom sealant pages for more detail on internal work.
External window mastic and perimeter joints
Externally we seal window and door frame perimeters, sills, cladding and brickwork movement joints, render stop beads and soffit and fascia junctions. External new build mastic is applied from scaffold where it is still up, or from towers and MEWPs after the scaffold is struck. We match colours to the frames and brick, and use low-modulus silicone, MS polymer or polyurethane sealants to suit the substrate.
Brickwork and blockwork movement joints are cut back, backed with closed-cell backing rod and sealed to the specified depth. See expansion and movement joints and window and door mastic.
Snagging, NHBC inspections and handover
Sealant is one of the most common items on a snagging list: gaps behind a bath, a missed corner on a window board or a messy line at a worktop. We return to clear sealant snags quickly, both before your own pre-handover inspection and after the homeowner moves in, so the NHBC inspection and the customer demonstration go smoothly.
- Pre-handover snagging visits, plot by plot
- Homeowner snags cleared in occupied homes, booked directly with your customer care team
- Photos of completed plots on request for your records
- Tidy, clean finish with masking and protection removed

We tell the site manager which plots are complete and which are waiting on other trades.
Snag
Any snags are cleared on the next visit.
