Mastic Sealant Cost Guide: What Affects the Cost of Resealing
Every sealant job is different, so a fair quote depends on a few clear factors. This mastic sealant cost guide explains what drives the cost of silicone and mastic work, from a single bath reseal to a full façade, so you know what to tell us and what to expect.
Why there is no single figure for sealant work
People often ask how much a mastic man costs, or what the cost to reseal a bath or the window mastic replacement cost will be. The honest answer is that it depends on the length of joint, the condition of the old sealant, the access and the product. A small bathroom reseal and a high-level curtain wall joint are both "sealant jobs", but the time, equipment and materials are completely different.
Rather than publish a figure that will be wrong for most jobs, we explain the factors below. Send us a photo or a drawing and we will give you a clear, fixed quote for your job, usually the same day for domestic work.
The main things that affect the cost
Length of joint
The total linear length of sealant is the starting point for most quotes, from a few metres round a bath to thousands of metres on a commercial building.
Removing old sealant
Cutting out hardened, mouldy or multiple layers of old mastic takes longer than sealing a clean, new joint.
Joint width and depth
Wide movement joints need backing rod, more sealant and more time than a narrow perimeter bead.
Access
Ground-level work is simplest. Ladders, towers, MEWPs, boom lifts or rope access all change the cost.
Product
Sanitary silicone, low-modulus silicone, MS polymer, polyurethane and polysulphide sealants all differ in material cost.
Programme
Out-of-hours, phased or night working to keep a building open is planned into the quote.
Bathroom, kitchen, window and door resealing costs
For homes, the cost of resealing a bath, shower tray, kitchen worktop or window frame mainly depends on how many joints there are and how much old sealant has to come out. Combining jobs in one visit, such as the bath, basin and kitchen together, is usually better value than booking them separately.
- Bathroom resealing: bath, shower and basin joints, with mould-resistant silicone
- Kitchen sealant: sinks, worktops and upstands, colour-matched
- Window and door mastic: external frame perimeters, sills and thresholds
- First-floor windows can usually be reached by ladder; higher frames may need a tower
Commercial mastic and joint sealing costs
On commercial work we quote from drawings, a schedule of joints or a site visit. Façade and curtain wall sealant, expansion joint sealing, precast panel joints and floor joints are measured per elevation, per joint type and per access method. Main contractors usually receive a full sealant package quote with the products, access and programme set out clearly.
The biggest commercial cost drivers are access and preparation. A façade that needs a boom lift or rope access, or slab joints that have to be sawn out and cleaned in phases around a working warehouse, take more planning than open, easy joints. See our commercial mastic contractor, façade sealing and slab joint sealing pages.
How to keep the cost of sealant work down
Send clear photos
Photos of each joint, with something for scale, let us quote accurately without a visit.
Group the work
Doing every joint in one visit saves on travel, access and set-up.
Plan access early
On site, sharing scaffold or MEWPs with other trades keeps access costs low.
Use the right product
A quality sealant applied properly lasts far longer than a poor bead redone every year.
A good silicone sealant job is cleaned out fully, primed where needed and tooled neatly. Sealing over old sealant may look like a saving, but it fails quickly and costs more in the end.
Getting an accurate quote from our team
Tell us where the property is, what needs sealing, roughly how long the joints are and how high they are. A photo on WhatsApp is often enough for domestic resealing. For commercial mastic work, drawings or a joint schedule help us return a full price quickly.
Our team has over 20 years in construction behind it and works across London, the South East, the Midlands, the East of England and the South. Every quote is itemised, so you can see exactly what is included.

Sealant cost: common questions
How much does a mastic man cost?
It depends on the length of joint, how much old sealant has to be removed, the access and the product. Send us photos and we will give you a fixed quote for your job.
Why do quotes for resealing vary so much?
Some quotes include full removal of the old sealant, cleaning and priming, and some do not. Always check the old sealant will be cut out rather than sealed over.
Is it better value to reseal several rooms at once?
Usually yes. One visit for the bathroom, kitchen and windows saves on travel and set-up compared with separate bookings.
Do you quote from photos?
Yes. For most domestic jobs a few clear photos are enough. For commercial work we quote from drawings, a schedule or a site visit.
