A city of stone, terraces and new districts
Oxford is best known for its colleges, but most of the sealant work here is in the houses, flats and new buildings that surround them.
Jericho, Grandpont and East Oxford are full of Victorian and Edwardian terraces where window mastic has dried out and cracked against soft brick. Summertown and North Oxford have larger period houses with stone sills and bay windows. Headington, Cowley, Marston and Rose Hill mix inter-war homes, post-war estates and a lot of rented rooms.
Around the edge of the city, science parks, hospital buildings and new housing keep main contractors busy. That spread of work is exactly what our team is set up for: careful domestic resealing one day, a commercial joint schedule the next.

Mastic and silicone services across the city
Bathroom resealing
Baths, showers and basins: old silicone cut out completely, joints cleaned and dried, then resealed with anti-mould sanitary silicone.
Bathroom resealing →Window & door mastic
External frame mastic raked out and renewed on stone, brick and render, colour-matched to the frame or masonry.
Window & door mastic →Stone & period buildings
Non-staining, low-modulus sealants for limestone sills, copings and older brick, applied with a light hand.
Listed buildings →Student lets & HMOs
Kitchens and bathrooms resealed between tenancies, so rooms are ready for the next intake.
New build & commercial
Plot mastic, façade joints and internal sealant for developers and main contractors.
Commercial mastic →Movement joints
Expansion joints in brick, block and concrete cut out and resealed with the right backing and depth.
Expansion joints →Sealing limestone without staining it
Oxford’s pale limestone marks easily. Ordinary silicone can bleed oils into the stone and leave a dark halo around the joint, so on natural stone we use non-staining sealants and test where needed.
It’s the same approach we’re taking on the natural stone façade of the new City of London law courts at Salisbury Square, where we’re sealing the external window frames.
- Old mastic and failed mortar cut out first
- Backer rod where joints are deep
- Colour matched to stone, brick or frame
- Neat, tooled finish with no smearing

Rendered reveals, bays and bathrooms
Many Oxford homes have rendered or painted reveals, timber bays and replacement uPVC or aluminium windows. We seal each frame to suit the surface, so the joint keeps out water and draughts without a thick white line.
Indoors, bathroom silicone in shared houses takes a lot of use. We strip it right back and reseal, rather than running new silicone over old. Our guide to why shower silicone goes black explains why that matters.

Oxford sealant questions
Do you work on stone and listed buildings in Oxford?
Yes. On limestone, older brick and lime mortar we use compatible, non-staining, low-modulus sealants and cut out failed material first. Listed building consent is the owner’s responsibility, and we work to whatever has been agreed with the conservation officer.
Can you reseal bathrooms and kitchens in student and rented houses?
Yes. We regularly reseal baths, showers, basins and worktops for landlords and letting agents, and can fit the work in between tenancies or around term dates so rooms are back in use quickly.
Do you take on commercial and new-build sealant packages around Oxford?
Yes. We price window and door perimeters, movement joints, curtain walling and internal mastic for developers and main contractors, with RAMS on request and work planned around your programme.
How do I get a price for sealant work in Oxford?
WhatsApp a few photos of the joints to 07757 772 880, or email drawings and a joint schedule. Every job is priced, planned and managed by Pioneer Sealants, and we’ll tell you plainly what the work involves.
