Sealant Contractor for Main Contractors & Developers in London
A sealant subcontractor that fits into your programme, not the other way round. Movement joints and perimeter sealing, documented, sequenced and signed off, on London new builds and refurbishments, and after the fit-out trades on office fit-outs.

Experience on site
Over 20 years in construction behind the company. Every job is priced, planned and managed by Pioneer Sealants from start to finish, so what we quote is what we deliver.
Specified products
Arbo, Dow, Sika, Tremco and other major brands, used to the specification and the manufacturer’s instructions.
Movement joints and perimeter sealing, done to spec
On most London packages the sealant scope comes down to two things: movement joints that let the structure expand and contract, and perimeter seals where windows, doors, curtain walling and cladding meet the building.
- Brick, block and precast movement joints, sized and backed correctly
- Window, door and curtain wall perimeters, internal and external
- Cladding, coping and flashing interfaces
- Internal plot mastic on residential blocks
- Fire-rated sealants where specified, to the manufacturer’s instructions
Each has its own service page if you want the detail: expansion & movement joints, façade & curtain wall, window & door perimeters and precast concrete.

From tender to sign-off
Pre-start
We confirm joint sizes, substrates, products and colours against the spec, and flag anything that needs an RFI before we price it as read.
Sequencing
Release areas agreed with your site manager: floors, cores, elevations or plots. We work them in order and report each one closed.
On site
Joints cleaned, primed where the manufacturer says so and backed to depth, then sealed and tooled. Progress photos by WhatsApp if you want them.
Sign-off
Areas inspected with your team, snags logged and closed quickly, so the sealant package never holds up handover.
Insured & pre-qualified

One contact, straight answers
Sealant usually lands late in the programme, so the thing site teams value most is knowing where they stand. Every job is priced, planned and managed by Pioneer Sealants from start to finish, so what we quote is what we deliver. If an area isn’t ready, a substrate looks wrong or the spec doesn’t suit a joint, you hear about it that day, not at the valuation.
We’re based in Bedford and work across London. See the areas we cover on our London page, or start with north London, the closest part of the capital to us.

Questions main contractors ask us
What do you need from us to price a London sealant package?
Drawings or elevations, the sealant specification (or the joint types if there isn’t one), any joint schedule, the access you’re providing and the programme dates. If drawings aren’t ready, photos and a site visit work too.
Can you supply RAMS and attend the site induction before starting?
Yes. RAMS are available on request and written for your site. Our operatives attend your induction, and Robert holds CSCS (Skilled Worker, Sealant Applicator), IPAF 3a/3b and PASMA cards.
Do you work to our programme and release areas in sequence?
Yes. We agree how floors, plots or elevations will be released to us, then work them in that order so other trades aren’t held up. If an area isn’t ready we tell your site manager straight away rather than leaving a gap.
Who do we deal with day to day?
Pioneer Sealants is your single point of contact from first call to handover. You get one phone number (01234 607 252) and one WhatsApp (07757 772 880) for progress photos, snags and questions.
What’s in your insurance and accreditation pack?
£10m employer’s liability, £5m public liability / professional indemnity and £50k contractors’ all risk, plus Constructionline Silver registration. We send copies with the quote or on request.
