From Ilford’s high road to Epping Forest
Redbridge stretches from busy Ilford in the south to the leafy edges of Epping Forest at Woodford and Chigwell Row, and the sealant work changes as you go.
Ilford town centre and Seven Kings have a fast-growing stock of apartment blocks near the Elizabeth line, many with aluminium windows, balconies and cladding that need perimeter and movement joints sealed and, a few years on, re-mastic work.
North of the A12, Gants Hill, Clayhall, Barkingside and Woodford are mainly inter-war semis and detached houses, while Wanstead and Snaresbrook have larger Victorian and Edwardian homes. Most of our domestic window and door mastic, shower resealing and kitchen sealant jobs in Redbridge are here.
Valentines Mansion and its park, the Redbridge town hall on Ilford High Road and the Gants Hill tube station all show the borough’s mix of old and newer buildings, and older brick and stone needs a softer, non-staining sealant.

Window and balcony re-mastic for Ilford blocks
On a block of flats, one failed joint can let water into several homes. We survey the elevations, mark up the failed sealant and give the managing agent a clear price, then cut out and reseal from the right access.
Where joints are wide or deep we fit backer rod, prime where the manufacturer asks for it and finish with a low-modulus sealant that will move with the building.
- Elevation survey with photos
- Old sealant fully removed
- Primer and backer rod
- Clear report for the managing agent
Bathrooms and kitchens in Redbridge homes
A family bathroom in Gants Hill or Woodford takes a lot of use, and the silicone round the bath and shower is usually the first thing to go. We strip it out completely, treat any mould, dry the joint and reseal.
Landlords across Ilford use us between tenancies too, so the bathroom and kitchen look fresh for the next tenant.
We are also a commercial sealant applicator for shopfronts, schools and town-centre schemes, and handle new-build plot mastic and snagging for developers in Redbridge.

Redbridge sealant questions
Do you work for managing agents on Redbridge blocks?
Yes. We survey, price and reseal window, balcony and cladding joints on blocks of flats, and provide RAMS, insurance documents and a photo report.
How much does a mastic man cost in Redbridge?
For houses, a handful of photos lets us quote. For blocks, an elevation survey comes first, then a price per elevation so the managing agent can budget.
Can you reseal a bath and shower on the same visit?
Yes. Most bathrooms are done in a single visit. We ask you not to use the shower for 24 hours so the silicone can cure.
Which Redbridge postcodes do you cover?
All of them: IG1 to IG6, IG8, and the E11 and E18 parts of the borough around Wanstead and South Woodford.
