A market town on the River Hiz
Hitchin is an old market town built around its Market Place and St Mary’s, the biggest parish church in Hertfordshire, beside the little River Hiz.
Medieval and Georgian buildings line Bancroft and the streets off the market, and Victorian terraces spread out towards the station on the main line into London. Further out are 1930s semis and later estates such as Purwell and Walsworth.
Older houses mean older bathrooms, many refitted with characterful tiles. They look great, and they need sealant that’s chosen and finished with the same care.

Replacement windows in old brick
Many of Hitchin’s terraces and semis have had their original windows replaced, and the joint between the new frame and the old brick is often the weak point: a thin bead over a wide, uneven gap that cracked within a few winters.
- Failed mastic cut out completely
- Deep or uneven gaps packed with backer rod
- Low-modulus sealant that suits older brick
- Colour matched to the frame or the brickwork

The joint between tile and sill
Bathroom windows run with condensation, and the water collects on the sill. If the joint between the tiles and the sill is grout or old, cracked sealant, it soaks into the wall below.
A clean, flexible bead in a colour to match the sill fixes it and makes the window look finished.

Coloured tiles, matching sealant
White silicone against green, blue or terracotta tiles can look like an afterthought. Where it suits the room, we use a tinted sanitary silicone so the joint blends in with the grout, after treating any mould and removing every trace of the old bead.

Hitchin sealant questions
Our Victorian terrace has a small bathroom that always gets damp. Will resealing help?
If water is getting past failed sealant round the bath, tray or basin, resealing will stop that route. Damp from condensation needs ventilation as well, and we’ll tell you honestly if we think the sealant isn’t the cause.
Can you colour-match sealant to coloured tiles?
Yes. Along with white, clear, black and greys, we use tinted silicones to suit coloured tiles and grout, including greens, blues and terracotta tones.
Which villages near Hitchin do you cover?
All of those on this page: Gosmore, St Ippolyts, Ickleford, the Wymondleys, Pirton, Preston, Great Offley, King’s Walden and Hexton.
