Bicester Mastic Man: New-Build, Bathroom & Window Sealant
Bicester is one of the fastest-growing towns in England. As a mastic man and silicone sealant contractor, we help new homeowners, developers and builders get the sealant right first time.

A garden town still being built
Most of Bicester's sealant work comes from how quickly the town is growing.
Kingsmere, Elmsbrook, Graven Hill and the developments around South West Bicester have thousands of homes only a few years old. In new houses, timber shrinks and frames settle, so the first silicone around showers, baths and skirting often splits within a couple of years. Owners call us to reseal properly, and developers call us for plot mastic and snagging.
The older town around Sheep Street, Market Square and Bure Park has stone and brick homes with ageing window mastic, and the business parks and warehouses near the A41 need commercial sealant for cladding and movement joints.
Bicester Village draws visitors from all over the world, and the outlet's timber-clad units, nearby hotels and the Bicester Motion buildings on the old RAF airfield all bring specialist sealant requirements of their own.

Why new-build silicone fails, and how we fix it
New homes move. As timber floors dry out and shower trays settle, the original sealant can tear away from the tiles. Simply running fresh silicone over the gap only hides the problem.
We remove the old sealant completely, check for movement, fill the shower tray or bath with water while sealing where needed, and use a flexible sanitary silicone that can cope with small movements.

Plot mastic and site sealant for Bicester developers
On site we apply external mastic to window and door perimeters, sills and movement joints, plus internal sealant to kitchens, bathrooms and skirting. We can work plot by plot to suit the build programme and handover dates.
For main contractors we provide RAMS, work from a joint schedule and keep the finish consistent across every plot, which helps reduce snagging after handover.
Elsewhere in town we re-mastic uPVC windows and doors, seal wet rooms and en-suites, and use low-modulus or non-staining sealant with backer rod on older stone near Market Square, including listed buildings. As a sealant specialist and approved-product applicator, we also use polysulphide where fuel or chemicals are present. Whether you need a mastic sealant contractor in Bicester for one shower or a whole street of plots, the price is agreed up front.
