Olney Mastic Man: Stone-Friendly Mastic & Sealant
Olney is built of honey-coloured limestone, and stone needs the right sealant. Your mastic man works carefully on period houses and modern bathrooms alike across the town and the Ouse valley.

Limestone, a long High Street and a famous race
Olney’s long, wide High Street and Market Place are lined with limestone houses, many of them listed, leading down to the church spire beside the Great Ouse.
The town is known for its Shrove Tuesday pancake race and for the Cowper & Newton Museum on Market Place. Away from the centre, there are post-war homes and newer estates, and the villages around are mostly stone-built too.
Stone is porous, and some sealants leave a dark halo on it over time. On these buildings we choose non-staining products and keep the work tight and tidy.

Copings, sills and stone-to-frame joints
Where a window frame meets a stone reveal, or a stone sill meets brick, the joint has to stay flexible without marking the face of the stone. That calls for the right primer, a non-staining sealant and careful masking.
It’s the same approach we’re taking at the new City of London law courts at Salisbury Square, where we’re sealing window frames to a natural stone façade with a non-staining silicone.

Sealant work for stone and modern homes
Period & listed homes
Products chosen to suit limestone and lime mortar, applied neatly so the repair blends in.
Timber & replacement frames
Perimeter joints renewed round sash, casement and replacement windows.
Window & door mastic →Bathrooms & showers
Showers, baths and basins resealed after the old silicone has been completely removed.
Kitchens
Worktops, upstands and sinks sealed in a colour that suits the surface.
Stone & brick joints
Movement and coping joints sealed with non-staining, low-modulus products.
Expansion joints →Shops & businesses
Frames, washrooms and kitchens in High Street premises, worked around trading hours.
A modern shower in an old house
Old houses move more than new ones, so a shower fitted into a stone cottage needs sealant that can flex. We use a high-movement sanitary silicone and make sure the joint is clean and dry before it goes in.
The result is a neat, even bead that keeps water off the floorboards below.

Olney sealant questions
Can you seal joints in limestone without staining it?
Yes. Natural stone can be marked by the oils in some sealants, so on stone we use non-staining products and keep the joint faces clean. We’ll check the stone and any existing joint before recommending a product.
Our cottage has old timber windows. Is resealing still worth it?
Usually, yes. Where the timber is sound, renewing the perimeter sealant keeps water out of the joint between the frame and the stone, which helps the frames last much longer.
Do you cover the villages over the Northamptonshire and Bedfordshire borders?
Yes. From Olney we cover Turvey, Harrold and Carlton in Bedfordshire, and Bozeat, Yardley Hastings and Castle Ashby in Northamptonshire, as well as the Buckinghamshire villages on this page.
