On a precast programme, the panels go up fast. The joints between them are what keep the weather out, take the movement and protect the programme from leaks and snagging later. Get the precast concrete joint sealing wrong and you are chasing water through stair cores, cladding interfaces and plant rooms long after the frames are closed in.
Pioneer Sealants Ltd are Bedford-based specialist sealant applicators. With over 20 years in construction behind the company, we seal precast wall panels, stair cores and related commercial joints for main contractors across London, the Midlands, East Anglia and the South East.
Why precast panel joints matter on commercial programmes
Precast concrete panels move. Temperature swings, building sway and settlement all put the joints under strain. A seal that is too stiff, too thin or stuck to three sides will tear or pull away. Once that happens, wind-driven rain finds a path into the cavity or the stair core, and the follow-on trades take the blame for something that started at the panel joint.
Programme risk is real too. Panel erection can run ahead of access, so sealing often sits on a critical path behind the crane and the boom. If the joint is left open, or sealed with the wrong product, you pay for it in remedial visits when the scaffold or MEWP has already left site.
This post is about wall and stair-core panel joints, not a full guide to every type of expansion joint sealing. Floor slab and warehouse joints are a different detail; we cover those on our concrete joint sealing pages.
What a proper precast panel joint looks like

A sound precast panel joint is prepared before any sealant goes in. Joint faces need to be clean, dry and free of laitance, release agent and dust. The designed joint width matters: too narrow and the sealant cannot take movement; too wide and you need the right depth and backing to keep the profile correct.
Most wall panel joints need a bond breaker so the sealant sticks to two sides only. Bond breaker tape (or a closed-cell foam backer where the detail calls for it) stops three-sided adhesion, which is a common reason seals fail early. The sealant then forms a proper hourglass or concave profile that can stretch and recover as the panels move.
Product choice depends on the detail. For many precast wall panel joints that need movement capability, we use and apply Arbo products, including Arbo MP20 — a one-part modified polymer sealant, not a silicone. Where the specification calls for silicone, polyurethane or polysulphide, we use and apply those systems from brands such as Arbo and Sika as appropriate. On flat concrete floor joints the detail is different again; there we may use and apply Fosroc products (two-part silicone for floor joints) where that is what the job needs. We are independent specialist sealant applicators — we do not claim manufacturer approvals or accreditations.
Access and sequencing on busy sites

Precast sealing is as much about access as it is about the gun. Horizontal and vertical joints high on a wall often need a boom lift. Stair cores may need a combination of boom, scaffold tower or crane basket depending on what the principal contractor has on site. We work around the erection sequence so panels that are ready get sealed without holding up the next lift.
We do not invent method statements here — every site has its own RAMS, induction and permit rules. What we bring is experienced sealant applicators used to commercial programmes, CSCS Skilled Worker cards where required, and a habit of leaving joints clean, tooled and ready for inspection. Every job is priced, planned and managed by Pioneer Sealants from start to finish, so what we quote is what we deliver.
Recent commercial work includes wall panel joints on the Blackpool Multiversity Project (Arbo MP20 with bond breaker tape, boom access) and wall joints at the Guildford train station multi-storey car park (again Arbo MP20). We are currently sealing external window frame perimeters between the stone façade and the frames at the new City of London law courts at Salisbury Square. You can see related commercial work in our gallery and projects.
Who we work with and where we cover
We work as mastic sealant contractors and commercial mastic contractors for main contractors, frame contractors and fit-out teams who need reliable precast concrete panel joint sealant work without drama. Clients we are happy to name on the website include names such as Kier, Vistry, Berkeley, Creagh Concrete, Ryebridge Construction and SCL London — among others shown on our homepage.
Coverage is Bedford-based, with regular commercial work into London and the Home Counties, plus the Midlands, East Anglia and south of London. If you need a commercial mastic contractor or mastic sealant contractor in London, that is the same team.
We hold Constructionline Silver, carry £10m employer’s liability and £5m public liability / professional indemnity insurance, and have had no RIDDOR incidents in three years.
Precast panel joint sealing FAQ
Is precast concrete joint sealing the same as expansion joint sealing? Not always. Precast panel joints are often designed as movement joints, but the detail, product and access differ from brick movement joints or floor expansion joints. See our precast and expansion joint pages for the right route.
Why use a modified polymer like Arbo MP20 on wall panels? Where the joint needs movement and good adhesion to concrete, a one-part modified polymer such as Arbo MP20 is often specified. It is not a silicone. We match the product to the joint design and the manufacturer’s guidance.
Do you seal stair cores as well as façade panels? Yes. Vertical and horizontal joints in precast stair cores are a regular part of the work, including where boom or crane access is needed.
Can you work to our programme and RAMS? Yes. Send the joint schedule, product specification and programme dates. We price and plan the sealing package so it fits the erection sequence.
