Tile Sealant: Wall Corner, Floor Edge and Tile Edge Silicone
Tiles are rigid and walls are not, so the joints where tiles meet other surfaces need a flexible seal. Our team applies tile sealant at corners, floor edges and junctions, replacing cracked grout and mastic lines with neat, colour-matched silicone.
Why corners and edges need sealant, not grout
Grout is hard and rigid, which is exactly what you want in the flat of a tiled wall. At internal corners, along the bath, at the floor edge and where tiles meet a worktop, the surfaces move slightly at different rates. A grout line in those places cracks within months, then lets water behind the tiles.
This is why a tile corner sealant or tile edge sealant matters. A good sealant for tiles, whether it is tile to wall sealant at an alcove or floor edge silicone along a tile floor edge, is the accepted answer. It is a flexible joint: a bead of sealant that stretches and recovers. When a corner joint has already cracked or when old sealant has failed, replacing it with fresh tile sealant is quick and makes a big difference to the look of the room.
Tile joints we seal
Internal corners
Tile-to-tile corners on walls, around windows and in alcoves.
Tile to bath or tray
The edge where tiles meet the bath rim or shower tray.
Floor edges
Tile-to-floor and floor-to-wall joints, including tiled floor edges and skirting tiles.
Worktop junctions
Where tiles meet worktops and sinks. See worktop and splashback sealant.
Window reveals
Tile to window frame and tile to reveal joints.
Tile edges and trims
The joint where tiles meet a different material such as a trim, wall or door frame.
How we replace failed tile sealant
Cut out
Old sealant and cracked grout are removed from the joint.
Clean
Residue, soap and limescale are cleaned off the tile edges and the joint is dried.
Mask
Tiles are masked either side of the joint so the line is clean and crisp.
Seal and tool
Flexible silicone is applied and tooled to a smooth, even finish.
We are not a regrouting service. If grout in the flat of the tiling is failing, we will tell you rather than seal over it, and suggest the right trade.
Matching the sealant to the tile
Sealant lines show up against tiles, so colour matching is part of the job. We use and apply Dow, Mapei, ARDEX, BAL, Tilemaster and Everbuild products and match from our sealant colour charts to the grout or tile, whether that is white, grey, beige, brown or black.
- Mould-resistant silicone in wet areas such as bathrooms and kitchens
- Colour-matched to grout lines or tile colour
- A slim, even bead tooled flush with the tile
- Care taken with natural stone and textured tile surfaces
Bathrooms, kitchens and commercial interiors
Tile sealant is part of most bathroom and kitchen reseals; see bathroom resealing, shower tray and wet room sealing and kitchen sealant. We also seal tiled areas in offices, washrooms and communal spaces.

Tile sealant: common questions
Should I use grout or sealant in a tiled corner?
Use flexible sealant in internal corners and at junctions with other surfaces, because those joints move. Grout is for the flat areas between tiles.
Can you match sealant to my tile colour?
Yes. We match to your tile or grout using our colour charts, from white and grey to brown and black.
Do you regrout tiles?
No. We replace the flexible joints at corners and edges. If general grout needs replacing we will tell you, and recommend the right trade.
Can you reseal tiles on a floor edge?
Yes. We seal tile-to-wall and tile-to-floor edges with a flexible bead that tolerates small movement.
Cracked sealant or grout at tile corners?
Send a photo of the joints and we will tell you what is needed. Send a photo on WhatsApp, email office@pioneersealants.co.uk or call 01234 607 252, and we will tell you what is needed.
