Ampthill Mastic Man: Sealant for Period & Modern Homes
Georgian frontages, listed cottages and smart modern bathrooms: Ampthill rewards a careful mastic man. We match the sealant to the material and leave joints you’d hardly notice.

A Georgian town on the Greensand Ridge
Ampthill sits on the Greensand Ridge, with a compact centre of Georgian and older buildings around the Market Place and Ampthill Park rising behind the town.
The tree-lined Alameda, the old coaching inns and the many listed houses make it one of the best-kept small towns in the county. Behind those fronts you’ll find everything from timber-framed cottages to recent extensions and new estates on the town’s edges.
On older buildings, the wrong sealant can do real harm: a hard, high-modulus bead on soft brick can tear the face off as the wall moves. That’s why we always look at what we’re sealing to before choosing a product.

Commercial mastic →Extensions & new builds
Frames, abutments and movement joints on extensions and new plots, sealed ready for sign-off.
Tiled window reveals done properly
Where a window sits inside a tiled bathroom or kitchen reveal, the sealant has two jobs: keeping water out of the frame and finishing the line between three different materials. We mask, tool and clean each joint so the result looks deliberate.
Black, anthracite, white or a tone matched to the tile: we’ll suggest the colour that makes the frame look its best.

Staircases, skirtings and the small gaps that show
New oak stairs, skirtings and window boards often leave a hairline gap against the plaster once the heating goes on. A paintable or colour-matched flexible sealant closes it without cracking again next winter.
It’s a small job, but it’s the one people notice when they walk into a well-finished house.

Ampthill sealant questions
Our house is in the Ampthill conservation area. Does resealing need permission?
Like-for-like resealing in a matching colour is normally treated as maintenance. If you’re replacing windows or changing their look, check with Central Bedfordshire Council first, especially if the building is listed. We’re happy to work alongside whatever is agreed.
Which sealant do you use on old brick and stone?
It depends on the joint. On soft, older masonry we choose a low-modulus sealant that won’t pull the face off the brick, and where lime mortar is involved we use products that are compatible with it.
Do you only work on period homes?
No. We seal plenty of modern bathrooms, kitchens and new-build plots around Ampthill, Marston Moretaine and Brogborough as well. The period properties are just the jobs that need the most care.
